Planning to Sell Your Home? This is the Best Week of the Year to List in 2025

If you’re planning to sell your home, you’re likely to get the highest price and swiftest sale if you list between April 13 and 19, according to a new report from Realtor.com.
During this week when everything aligns optimally in the buy-sell equation, sellers can potentially make $4,800 more than in an average week. And they have the potential to rake in some $27,000 more than at the beginning of the year, according to the annual report.
“Spring is typically a good time to list your home,” Danielle Halle, chief economist at Realtor.com, said in a statement. “Very predictably, homes listed in the spring tend to be priced higher and sell faster than the average week throughout the year.”
The report noted that although peak prices can come later in the season, typically by the end of June, there are likely to be more homes on the market. That gives the same-size pool of buyers more choices—and fewer incentives to bid the price of your property up.
“Homeowners hoping to sell this year can mitigate that risk by getting into the market early,” the report stated, “raising their odds of a successful close and likely negotiating favorable terms.”
To come up with its findings, Realtor.com tracked weekly home list prices, the number of homes for sale, and how quickly homes sold from 2018 to 2019 and from 2021 to 2024 and compared them against the first full week of the year. Then those metrics were averaged to figure out the best week to list.
The best time to list varies across the country
The best week to put a home on the market varies a little across the country.
It’s April 13 through 19 in large metropolitan areas like Austin, Texas; Houston; Cleveland; Detroit; Jacksonville, Fla.; Nashville; Providence, R.I.; and Raleigh, N.C. (Metros include the main city and surrounding small towns, suburbs, and smaller cities.)
In Boston, it’s March 9, according to the report.
However, sellers who wait a little longer can still experience success, said Jordan Bray, broker/owner of Century 21 Cityside in Boston.
He noted that he advises sellers to consider listing their properties before the Boston Marathon, typically held on the third Monday of April.
Listing on the so-called best week, he added, isn’t a guarantee of a higher price. But it does mean “that you’ll get more attention and activity from prospective buyers,” he said.
