Research homes in your area that are both similar to yours and have recently been sold. Take note of the prices they sold for. This is the best starting point for finding the perfect price for your home.
3. Prepare your home to attract buyers
Selling a house means you must prepare to present it in the best light possible to prospective buyers. You'll also want to tidy up and make everything look as fresh and new as possible. If you know that a room or some of the siding along your house could use a fresh coat of paint, don't hesitate to tackle these projects yourself. Consider using colors that are neutral and pleasant, as a neutral palette appeals to a wider range of people.
Staging your home is another part of the selling process. Keeping everything tidy and organized is a must, and giving people ideas for different ways they can use the space is a great way to capture the attention of potential buyers. Also, make sure that your home is well-lit. Allow natural light to enter your home during showings and consider adding a few lamps to liven the space.
You may also want to consider having a home inspection completed before listing to get an idea of any potential issues that may require repairs or upgrades. When it comes to your home inspection, anticipate that a buyer may want you to cover the cost of certain issues or repairs that may arise. However, it is important to know that you are not necessarily responsible for adhering to all of a seller's demands. Negotiate and enlist the help of your real estate agent to help facilitate a fair deal for both parties.

They may know someone who is looking to purchase a home and they can help convince them to move in next door.
5. Don't skimp on the photos
Skip the blurry pictures and dimly-lit snapshots. You might have already guessed it, but photos make a huge difference when selling a home. The vast majority of buyers nowadays are doing their research online. This means that their first impression isn't your driveway—it's the photos you put online.
Make sure the photos you use are top quality. Use a high-end camera if possible, and stage the home nicely. Take the photos during the optimal time of day when the space is most filled with natural light.
