"The property was an odd residential / commercial orchard mix in a relatively remote location. On top of that, COVID, Ukraine, inflation, and rising mortgage rates were all happening. Our first lender bailed right before we were ready to make an offer. Our agent recommended Ryan, but things were still challenging. The second lender Ryan found also bailed on us, but Ryan was able to find a third and found a way to work through all the routine doc requests, supplementary declarations, and last minute lender demands to certify the status of work being done by the seller. This was way out of scope for a mortgage broker, unless you believe the mortgage broker is responsible for closing the loan no matter what.
